A water heater leak can range from a minor drip to a catastrophic flood. Knowing what to do — and doing it quickly — can mean the difference between a simple repair and thousands of dollars in water damage. Step 1: Identify Where the Leak Is Coming From
Not all water heater “leaks” require replacement. The location of the leak tells you a lot about its severity:
- Top of the tank (inlet/outlet connections) — Usually a loose fitting or deteriorated nipple. Often repairable.
- T&P (temperature and pressure) relief valve on the side — A small drip from this valve is normal pressure relief. Constant flow means the valve is failing or pressure is too high.
- Drain valve at the bottom — May be loose or have a failed seat. Try tightening slightly with a wrench. If it still leaks, the valve can be replaced.
- Bottom of the tank or from the tank body — Internal corrosion. The tank has failed internally and must be replaced. No repair is possible.
Step 2: Turn Off the Water Supply to the Heater
Find the cold water supply line coming into the top of the water heater. Follow it up until you find the shutoff valve — usually a ball valve or gate valve. Turn it clockwise (or to the perpendicular position for a ball valve) to stop water flow into the tank. If you can’t find or operate this valve, shut off the main water supply to the house.
Step 3: Turn Off the Power or Gas
- Gas water heater — Turn the gas control dial to “PILOT” or “OFF”.
- Electric water heater — Turn off the dedicated circuit breaker in your electrical panel. Running an electric heater without water will burn out the heating elements.
Step 4: Drain the Tank (If Needed)
If the leak is significant or you’re waiting for a plumber, connect a garden hose to the drain valve at the bottom of the tank and route it to a floor drain, bucket, or outside. Open a hot water faucet somewhere in the house to allow air in as the tank drains.
